I can drive by 5 houses for sale in our neighborhood that have been on the market for over a year...no matter what the real estate salespeople say, homes are not moving. To the east is a big chunk of land w/ streets, utilities, etc ready for building...It's been like that for 3 years. A couple of spec homes have been built and have been on the market for about 10 months. I think what I described above is a prime sign that things are slowing right now. |

| TONS of stuff for sale in the Madison Valley too. I know a couple real estate agents in Ennis who went out and got second jobs because they aren't making any money. | |

I wonder how the census bureau arrived at that particular number (10K increase)? I'm not sure I'd want to be involved in the construction business right now, and frankly I don't see this tough RE market easing for awhile...consider the following economic indicators that exist in the country: increased unemployment, failing mortgage market, falling stock market, increased personal debt, increased essential expenses (food, fuel), etc. (and if you think Gallatin Co. is insulated from the US financial problems, think again) |

| I think initially, Montana wasn't affected by the recession and the failing RE market but thats not true now. Things are catching up to us here....housing prices/values are falling and things aren't moving. | |

| I still can not belive the changes that have and continue to happen here in the Gallatin Valley. Seems like buliding more houses and business are more important than farm or ranch land. I have a good paying job and this is the most money that I have made in my working life BUT I cant even afford to live on my own because things are so expensive here but now a days its all about money and who cares just as long as you sell the view. . So I have to live with my parents. I hate to think of what will happen when they pass away. There was a time where you could live and afford to have a place of your own but those days are long gone. I have quite a bit of family history settling in this valley but sad to say its all begin taken away. | |

I'm sorry you feel like all of your family history is being taken away...however, I'd be upset at the people selling it, not those buying it. Farmers and ranchers have found that their land is worth more money than what their operations are bringing in...if those operations are even making money; so, as a self-preserving measure they sell off the land to developers. We're fortunate to live in a clean and safe part of the country; it's obviously been attractive to a lot of different people from a lot of different places. I don't think we'll ever see a reversal of the influx of people; sure, some move here and then find they don't like the winters so they move back but most people are coming here to escape the crime, crowding and pollution that seems prevalent in more populous areas of the country. Let's all just hope that the majority of those people are as great of people as most of us who already live here and welcome them with open arms; after all, they're smart enough to pick this place!! |
